How we work
Five clear steps, from first call to final walkthrough.
Remodeling shouldn't feel like a guessing game. Here is exactly what happens, how long each kind of project usually takes, and how our pricing works.
The steps
What happens, and when
- 01
Call
A 20-minute phone call. We ask about your home, what you want to change, your budget and your timing — and tell you honestly if we're the right fit.
- 02
In-home consultation
About 90 minutes at your home. We measure, look at what's behind the walls where we can, and talk through options and rough costs before any design work starts.
- 03
Design & agreement
Drawings, every selection made, and one fixed-price agreement with allowances written out line by line. You sign only when every line makes sense.
- 04
Build
One project lead runs your job from start to finish. You get a written schedule update every Friday, and the site is cleaned up at the end of every day.
- 05
Final walkthrough
We walk every room with you, fix anything on the punch list, and hand over your warranty documents, product manuals and care notes.
Typical timelines
How long each kind of project takes
These are typical ranges from projects we've built. Your exact schedule is written into your agreement before work starts.
| Project | Design and agreement | On-site build | First call to finish |
|---|---|---|---|
| Kitchen | 4 – 6 weeks | 8 – 12 weeks | 4 – 5 months |
| Primary bathroom | 3 – 4 weeks | 5 – 7 weeks | 2½ – 3½ months |
| Hall bathroom | 2 – 3 weeks | 3 – 5 weeks | 2 – 3 months |
| Whole-home | 8 – 12 weeks | 4 – 9 months | 7 – 12 months |
City permit times vary. We include the current wait in your schedule and order materials while we wait.
How pricing works
Fixed price, with allowances written out
You get one fixed price for the work we control, and clear allowances for the finishes you choose. No cost-plus surprises.
The fixed price
Covers labor, the materials we specify, permits, project management and clean-up. Once you sign, that number doesn't move unless you change the scope.
Allowances
A set amount for things you pick — tile, fixtures, lighting, appliances. Choose something that costs more and you pay the difference; choose something that costs less and we credit you.
Change orders
Any change is written up and priced before work starts. You see the cost and the schedule impact, and nothing happens until you sign.
Why do you charge for design?
Design takes real time: measuring, drawings, engineering and pricing every line. The design fee is agreed before we start, and it's credited back in full when you go ahead with the build.
What happens if we change our minds during the build?
We write up a change order with the exact price and any effect on the schedule. Nothing changes until you sign it.
How do payments work?
A deposit at signing, then payments tied to clear milestones — like cabinets installed or tile complete — never ahead of the work. The final payment comes after the walkthrough.
